Getting a house

We're going to the bank tomorrow and the real estate agent. We found a house we want to get and we're going to start the loan process and put in an offer for the house. Finally! Hopefully!! Our first house!! Here's a link to the house:

Just an update...we got a counter offer on the house....$86,000, they'll pay $1300 towards closing costs, a one year home warranty and $250 Earnest money. We're still talking it over and it all depends on what the bank can do whether we get it or not. In other words, if it appraises for at least $86,000 or within the $1000 mark, we can get it. If it appraises for less, we don't have more than that to put towards it. So if I could ask again, I need some "appraise for at least $85-86,000" energies!!

Thanks Dragon!! I actually have more clearer news. The $86,000 actually includes downpayment and $1300 towards closing costs. They're selling the house for $83,000, but the other $3000 is the other stuff. We still have to come up with $1300 for closing costs or include it in the loan. But that sounds much better than $86,000 PLUS downpayment and closing costs!! YAY!!!!

Now, I just gotta pray there is nothing majorly wrong with the house...roof, plumbing, etc!!

Well the real estate agent called last night...and the loan officer called this morning......




they've accpeted our offer!!! And we should have a signed contract by Sunday!!!!!! Now we've got to hope and pray and everything we can that teh house will appraise for $86,000 or more because I don't think we'll be able to talk the seller down to a lower price!!! If all goes well, we'll be closed by Feb 28th and moving in within a few days after that!! Thanks to all who've sent energies!!!

Well, we've got a signed contact!!!! We go tomorrow to sign where we need to and get a copy of said contract! Then we call an inspector...have 10 days to get it inspected. I supposed Tuesday that bank will start processing the loan!! Please please please I need to ask for one more favor....good ju-ju for a good appraisal..we need the house to appraise for at least $86,000. More would be ok, but that is the selling price of the house and if it doesn't reach that, we either negotiate down, or walk away. Because if it appraises for less that $84,000, we can't get the house!!

Well we got our copy of the signed contract today!!! If the bank is closed tomorrow, then the loan process will start Tuesday..appraisal, we have 10 days to get an inspector out, etc etc. I hope we hear something very positive about both of those within the next week or so!! Thanks to all who've sent their energies and such!!

Just wanted to give an update---we had the house inspection yesterday. Everything is fine and we're now going forward with the loan process. All we're waiting for now is for the bank appraisal, which hopefully will be at or above $86,000. We are slated to close on Feb 28th. I'm doing lots of hoping and praying that it will appraise at or above $86,000.
